Build a route before making a promise
Suppose you start with properties around Loulé and later consider owners towards Tavira. Test journeys when several key handovers fall close together. Compare one mobile team with a local contact, spare linen and arrangements for late arrivals. A property may look profitable individually but become difficult to service when every intervention requires a long journey or leaves other guests without support.
Separate region, municipality and operator
The Algarve contains several municipalities; there is no single town hall for all properties. Identify the accommodation operator and applicable framework, including AL where relevant. A company supplying cleaning and welcome services is not automatically the operator of the accommodation it visits or the seller of the guest's stay.
Define services and collections
Specify visits, keys, cleaning, assistance and contractor coordination included in the owner agreement. If you undertake property mediation acts, have the relevant scope examined with IMPIC. Separate service fees, money collected for owners and accommodation invoices. Prepare the local launch
Gather municipalities, working addresses, proposed owner agreements, operator identities and cleaning or linen quotes. Budget for supplier payments before collections and cover for an absent contractor. Your next step is a paper test of one complete route and agreement before fixing the promised area. If starting as a couple or with an overseas shareholder, also allocate on-call duties and decision authority.
