Classify the accommodation before buying or leasing
If the project falls under Alojamento Local, Turismo de Portugal requires prior establishment registration. Confirm the regime and local rules before promising an opening. A newly incorporated company does not automatically make the house suitable for guest accommodation.
Prepare a layout of bedrooms, shared areas and linen handling. Breakfast adds purchasing and food operations; ASAE provides the HACCP framework. Model a week with simultaneous departures, an unavailable room and cancellations. This helps estimate reception time, housekeeping and cash reserves outside the main season, rather than assuming that all available rooms generate revenue every night.
