Portugal Your business
Start your business in Portugal: Property investment
You are considering buying Portuguese property to rent, renovate or resell. Describe each operation and its funding separately: owning a building, operating accommodation and serving property clients are different business projects.
Let’s discuss your project
A few details to understand your business and the next step.

How you earn shapes the questions to ask
- Acquiring and holding property on your own account.
- Renting owned property under the intended operating model.
- Renovating and reselling with costs tracked per project.
Assess each property before incorporating
Prepare a file for the first property showing the proposed price, works, funding, intended use and exit scenario. Use it to compare personal ownership and company ownership with the relevant advisers, without assuming a particular tax saving or investment return. Include expenses during periods when the property produces no income.
If Alojamento Local is planned, check the establishment registration described by Turismo de Portugal separately. Neither the purchase nor company formation authorises that operation. Also explain whether you invest your own money or sell a service to other investors.

Questions to prepare your application
- Is the purchase a long-term holding or a resale business?
- What equity, borrowing and refurbishment are planned?
- Will the property have long-term tenants or paying guests?
Portugal
Before you incorporate
Registering as self-employed and incorporating a company are different routes. The choice depends on how your business actually operates. A Portuguese company alone does not determine your tax residence or the treatment of every source of income.
Information to gather
- Your country of residence and where you actually work.
- A description of the services or products you sell.
- Whether your customers are businesses or individuals, and their countries.
- Any shareholders, existing business structure and your planned timing.
